Chemeketa Community College has had a significant presence in downtown Salem for many years. The Center for Business and
Industry will take this presence to a new level, providing not only training facilities and assistance to small businesses as the College’s
TED Center has in the past, but looks to the future by providing technologically advanced educational facilities and enhanced business
resource and support services in the downtown core, and facilities for training, social functions and conferencing for businesses within
the District’s tri-county service area. All of these services will utilize the most current technology available and will be equipped with
infrastructure that is capable of adapting to the changes and advancements in digital imaging and WAN delivery that will be inevitable.
The Center will accommodate a variety of sizes of lease spaces for new businesses and strategic partners to enhance the mission of the
College and the Center. This project has the opportunity to bridge the north side of the downtown’s core with the developing north downtown
improvements. Scale, proportion, proximity to the sidewalk and street are all important design elements when building downtown. The need
for windows at the street elevations and weather protection at the building are design requirements downtown. Arbuckle Costic has designed
this building as a four-story brick and glass structure. The glass will provide the necessary transparency to meet the City’s design requirements,
and the brick provides an opportunity to reflect the classic materials of Chemeketa’s main campus.
One of the most exciting opportunities with this project is to design a highly sustainable structure, anticipating Silver-LEED® certification. Chemeketa’s
Center for Business and Industry has wonderful opportunities, from unique day-lighting to careful storm water management.The building design is
incorporating sustainable and energy saving strategies to achieve Silver-LEED® certification. The building design incorporates a high-performance envelope,
state-of-the-art HVAC and lighting controls, and use of sustainable and recycled materials to achieve this rating. The college is using this site for solar energy
generation as part of the state program. |

One of our newest projects involving mixed use development, this 6-story (plus two basement levels), 190,000 s.f building will be built
to house Class A office space and 89 luxury condo suites. The downtown location was picked for its close proximity to Salem Hospital,
the new Salem Conference Center and for its view of the Willamette River. Ample parking, both covered and uncovered, is
available for this facility, which is a rarity for structures in downtown Salem. Ground was broken March 2007. Construction
completion for the shell project is scheduled for December 2008. |

Construction is nearly finished for an expansion to Oregon State University’s Goss Stadium. In 1999, the firm designed
a completely new Goss Stadium with seating for 1,250 and upgraded Coleman Field, which is the oldest active baseball
field on a college campus in the nation. Since the Beavers' baseball program won the NCAA World Series Championship
in 2006, the University has decided to expand the baseball facilities to seat approximately 3,000 spectators. The design
includes more seating down the right field and left baselines, a new booster sky box viewing area, and academic center
for baseball athletes, and a reception/display area for baseball memorabilia and the NCAA World Series Championship trophy.
Construction began in August 2007 and the facilities were ready for the 2008 Baseball season. |

This client recently purchased 10 acres to relocate its church facilities. The whole new church is being master planned,
as well as designed for the first phase of construction. The design includes a new 300 sq. ft. sanctuary, office, education
space, and a multi-purpose narthex to accommodate major social events. The estimated cost is yet to be determined at
this time. |

The Broadway Town Square project is located within the North Broadway Renewal Area. The project has three elements: first,
the corner of Broadway and Market Streets will be occupied with a two-story structure housing a three-screen movie theatre
and the upper floor will provide studio office space; second, the south frontage of Broadway will be a four-story mixed-use building
with apartments on the upper floors and retail at the ground floor; and third, the west portion of the site will contain 16 townhouse units.

This project involves a major two-story addition to the existing sanctuary. Approximately 28,000 s.f. of new construction
will include fellowship, education, office, pre-school and worship support space. Several areas of the existing building
will be retained and remodeled. Parking will be expanded and an outdoor courtyard space will be included in the landscaped
areas. The primary goal of this design is to organize the building's circulation systems to work positively for the church functions. |

This project involves the development of a new retail center on South Commercial named Candalaria Crossing. The project
will contain an 18,000 sf, two-story, retail building which is designed to accommodate two drive-up tenants at each end of
the building. The building will have a northwest design vernacular coupled with a town-center appeal. Additionally, there will
be a detached drive-up coffee shop building at the corner of the project. |

This project has two parts, the first of which is a new building. The new youth center will be approximately 23,000 s.f.
and house a large gymnasium, large mid-high and high school rooms, a game room and coffee area. The facility will
also include a performance area and full commercial kitchen. The second part of the project involves the expansion
and remodel of the existing education spaces. Almost 10,000 s.f. of new vertical circulation space, in-fill space and
courtyard enclosure will be added to the existing building. All of the day-school, elementary age and adult education
space will be improved. The primary goal, in addition to the upgraded space, is to provide better and more organized
and understandable circulation system. |

This project addresses the chancel area of a long-established Lutheran church in Salem. The primary motivation of the
project is to move the communion rail to the front of the chancel, making it approachable from the main sanctuary seating
level. The existing communion rail is back toward the middle of the chancel and accessible only by negotiating steps at
the front. Recession from the communion rail is by way of a narrow side passage with steps down to hallways that lead
to the side aisles of the sanctuary. The project involves reconfiguring the front portion of the chancel, along with modification
of the pulpit and lectern, both of which were originally built into the platform structure. The pulpit will be modified and built
into the new platform configuration, the floor being lowered to provide access that is level with the chancel floor. A new
lectern will be disengaged and movable. The baptismal font will be disengaged from its fixed position off to the side of the
front cross-aisle and made portable, so baptisms can take place at the front center of the sanctuary. |

This 45,000 s. f., 3-story office building will be situated on the north end of the Capitol Mall and has been designed to be
architecturally complementary to the area. The building will be constructed of steel frame and masonry and the exterior
surfaces will be clad with brick veneer, glass and pre-cast concrete. Anticipated final design and finish work will be of the
highest caliber, creating a landmark structure of distinction and consistent with the unique architectural character inherent
to the Capitol Mall area. The use of steel structure provides for a clear span building, providing maximum interior design
flexibility, as the space is likely going to be intended for State functions or State related tenants. The site may or may not
include structured parking. |

Willamette University will be renovating the existing Kresge Theatre to facilitate enhanced theatrical productions. New seating,
lighting, and support spaces will be developed in the project. The project will also include completion of numerous deferred
maintenance issues such as a seismic upgrade, window replacement, and brick veneer rehabilitation. |

Willamette University is planning to renovate the existing archive area to house the Mark Hatfield Collection and Archives.
Extensions to the existing High-Density Storage area will be included within the renovation, also classroom and collection
management renovations and enhancements will be developed in the project. |
